This 111.3 ha farm is one of only a few in its class being conveniently located with a wide range of opportunities in crop production and livestock. The farm is very conveniently located only 23 km from Hartenbos and 56 km to George airport, 14km is gravel road and the rest is tar road. With the volume and quality of water that this farm offers, combined with the high rainfall area and good soil, this farm lends itself to great potential to produce high value crops which has proven to perform very well in that area. The odd shaped layout of the farm offers gradual sloping hills, a deep indent along the riverbanks with fairly level irrigation lands and some challenging steep portions on the higher lying fields on the southern part of the farm. The soil type is sandy/loam along the flat alluvial sections and arid shallow on sand/stone along the higher lying hills. The Kouma River and Meul River meets on the farm boundary from where it becomes the Palmiet River from where irrigation water is pumped. The farm has irrigation rights with a total volume of 256 093 m³/year from the Palmiet River and a registered dam with a storage capacity of 15 840 m³. A total of 22 hectares is irrigated, consisting of 20ha of permanent sprinkler irrigation and around 2ha of dragline irrigation. The rest of the arable dryland fields add up to around 45-50 hectares, depending on the cultivation practice and crops planted, due to some being steeper than others. Additional irrigation by centre pivots has been planned but not carried through. All the fields are planted with pasture crops that are either grazed or cut and baled, all to be utilized by a beautiful Simmentaler cattle stud. The cattle as well as the equipment could be purchased along with the farm but is not included in the advertised price. The natural grazing between the cultivated fields offers typical Renosterbos and Fynbos veldt with various indigenous grasses with a low grazing capacity. The long-term average rainfall of the farm is 500 mm/year that is well distributed through the year with slightly more rain in the summer with maximums during March and Oktober and minimums during June/July. The temperatures are moderate with a long-term maximum of 25°C (January/February) and a long-term minimum of 7°C (July). Light frost is found on the low-lying areas. Infrastructure on the property includes the following: - A beautiful modern 4-bedroom main house with views that only a few can beat. Two of the bedrooms has en-suite bathrooms and the other two bedrooms shares a bathroom. The large living area with an open plan spacious kitchen walks out to the swimming pool with a braai area where you can enjoy the north facing views of the panoramic Outeniqua Mountains.
